Why Buy  A House In The 4th Quarter Of The Year?

You can get the best value for a home when you buy during the 4th quarter of the year.  Here's why:


  • Less competition from other buyers.  Many people have either stopped looking because they don't want to move during the winter months, or are focusing on the upcoming holiday season.  In general, fewer people are thinking about real estate.
  • Sellers tend to have the least amount of showings during this time of year so may be more motivated to get their home sold. 
  • Sellers who choose to have their homes on the real estate market tend to be the ones who have to sell as opposed to those who want to sell.


I realize that you have to buy when you are able to buy.  However, if you have a choice as to when to buy real estate, you should definitely do so during the last three months of the year.  


Some people argue that the inventory is at it's lowest level in the 4th quarter.  That can be true, but quantity of inventory is a relative concept.  Right now, in Dubuque alone, there are 295 single family homes for sale in the MLS.  There are 39 in East Dubuque, IL and 42 homes West of Dubuque than can be bought today.  So while the inventory may be "reduced", there are still quite a few homes from which to choose.


I know that this fourth quarter 2016 (right now) is an even more appealing quarter within which to buy.  The mortgage interest rates are still at historic lows and lenders have several loan options available with as little as 3% down.


So if you are in the market to buy a home and get a great deal, I would encourage you to do so in the fourth quarter!
